We walk the property with you, record condition and list the assets. You get the survey whether or not you appoint us.

Because reactive work is the most expensive way to run a property. A blocked drain found on a scheduled visit costs a fraction of the same drain found when it floods a hallway at midnight. A contract also gets you priority response, a fixed annual cost you can budget, and a supervisor who knows your property rather than a stranger reading the address for the first time.
It is quoted before we do it, at your contract discount, and you approve it. Nothing outside the agreed scope is ever carried out and invoiced without your written approval first.
Yes — this is the reason we are set up the way we are. One contract, one supervisor, one invoice and one number. It removes the most common frustration in property management, which is two suppliers blaming each other while the problem stays unfixed.
Contracts are normally annual, which is what makes the pricing work. We will always tell you what happens at renewal before you sign, and there are no automatic price escalations buried in the terms.
With a written mobilisation plan: asset walkthrough, condition survey, documentation handover, agreed start date and a defined overlap if needed. We put it in writing because a badly handled handover is the single biggest risk in changing supplier.
